I don't feel like I'm at the point where I can justify paying for software yet, so here is what I'm planning to do for now:1.

They were mainly using the delta variant of Covid to try to justify the extension of the moratorium.

I would have your agent pull comps see where the values are and if the appraisal can be justified, if it can then I would remove the appraisal contingency if that is what you need to win out.

I just can't justify letting a house go when they're so hard to come by right now lol.

To be clear: I would be careful to not jump at just anything, but would carefully analyze and find something that I could justify using conservative numbers and then I would move quickly.But I am not you.

Every buyer stretches their expectations (AKA Proforma) and justifies paying not only the asking price but also outbidding other buyers to "win the deal".

Be confident of your ARV and rehab cost or make sure you are enough below 75% of ARV to justify the risks.  

I do expect ADUs in the areas where they currently are getting poor valuations by appraiser to have appraised value increase as comps can justify, but I do not expect, in general, these valuations will fully cover the hands off ADU addition costs.  

Surprisingly, some feel that an emotional connection justifies working with someone even if you're spending thousands and thousands of dollars.

Most people advise your time is worthless and if there is money left in the deposit just hire it out so there is a bill you can use to justify the deduction.
