So the house wound up needing the drywall, kitchen, bathroom, roof to the garage, Plumbing, Gas and other stuff done. 

Purchase price: $293,000 Cash invested: $135,000 Bought this single family house, and I am currently in the process of renovating it.

If so, you would need private/hard money so you can do renovations, and then AFTER you would do more of a permanent solution like a DSCR. 

I want to keep in mind that I do most of the renovation and am not a major financial outlet.

I am looking to use a VA loan to get a house but want to purchase a rental property and get started on getting cashflow.

I need a DSCR loan to purchase house(without LLC) to make an AirBnB as can't get another conventional loan because of the limit of debt to income ratio and because you can't use the income from short-term rentals as the income up until they are at least one year in service.

I have opportunities in NC for houses that are all-in around 75-100k, ARV 125K and rent for around $1200.

I've done some research and see some suggesting randomly showing up at the house (don't want to do that) or sending a letter/mailer (those things are usually thrown out).
