Howdy.Your analysis for a max offer of $45k doesn't take into consideration the cost to sell the property and potential holding costs which are different for everyone.

Still considerably less than it was listed for.

I appreciate any considerations you may have in correcting these errors and replacing the comps with properties that are more in line with the subject property. 

Also in terms of books and resources, there are a considerable amount of sites out there.

There are considerations such as improvements you've made and depreciation recapture that can give you a complete picture.  

I have to agree w/ Jered -- although your rent may not maximize cashflow there are other costs you have to take into consideration such as tenants moving out, headaches of "needy" tenants, etc.

I would add something to the base of the house to ground it, like brick or stone, like to the window height.  

So it's a considerably cheaper route than a cash-out refi (which I've also done).
