I do not think we could get things to line up like this again so soon, taking the hit on taxes now still lets us walk away with around $400k profit after taxes and the amount paid down is about $250k so we are sitting pretty good in the grand scheme of things.

People attribute a lot of what we do to luck, being in the right place at the time, or just happenstance - this is because they fail to see the hours and hours of studying, exploring, and experience that has brought us to our successes.As Branch Rickey once said "luck is the residue of design." 

I now have my $70K (plus a couple of grand) out of the property.  8. 

We actually put effort into the interior design and - within reason - open up the floor plan, update kitchens and bathrooms and spend money on landscaping.The goal is always a combination of looks, durability and cost effectiveness.

We're currently designing our own mailers, website, and lead sources to start our own DM campaign.  

One the things you'll find in working with anything that costs less than a $100/mo is that the design of most STR apps/services is worse than the platforms' apps/sites themselves.

I'm from MI :) Born and raised, I went to Grand Valley State, but couldn't wait to get away from those winters after college :).

How about taking some time, probably with a coach or mentor, to find out what it is that you really want out of life and that way you can design your life to help you achieve that.

We have around 50 single family homes in Mesa, Apache Junction, Florence, Coolidge, Casa Grande and a few other smaller cities.

I buy the cheapest that doesn’t look like it was designed 10 years ago.
