I have not found a niche or strategy yet, it seems to be quite hard to find the right of the two when working in the Boston real estate market.

And I keep following up on vacant houses I have found by driving around. 

Mold is literally everywhere, every forest is a mold haven and the spores can be found in every house (except in a labratory grade clean room). 

Look at the map view of some realtor/mls type sites and you should see all the names I'm mentioning here.Also, through BP, I found a great realtor up there.  

I agree with you and have found another property that is not a slam dunk but we think it fits our goals and needs and hopefully all works out in the end.  

I have been investing in Cape May and Atlantic Counties now for 18 months and the one thing that I haven't found is a reliable wholesaler.

I knew that if they rejected my offer, they would need to put it back on the market with FULL disclosure as to what my inspection found, and at that point, we were 3 months in, so the interest in the property would be questionable...that was my leverage.

The only "heir" found was her brother, but she was very estranged from him, so it was a "there's no one else to claim her stuff" kind of thing.

@Manolo D. oh no I would not move to Bakersfield I was only interested in owning property in Bakersfield if I found the right deal.
