It will be from this effective Gross Revenue that you will deduct the operating expenses (property taxes, utilities, maintenance {but not capital improvement}, landscaping & snow removal, garbage collection, pest control, etc.) to arrive at your Net Operating Income (NOI).From your NOI, you would pay your debt service and any reserve contributions for future Capital Expenditures (the big-ticket items which are capitalized with the property: new roof, HVAC replacement, etc.).

If we were in a vacation destination or mostly saw week-long bookings, we'd have a stricter policy.I just know it's sucked for us, personally, when we've had to change plans do to something like a medical emergency or cancelled flights and we couldn't get a refund.

Do some research because there are certain things not everyone likes about DSTs - they can't raise new capital once the DST offering is closed, so big ticket repairs on props held in the trust can eat into returns, just like with any REI, but you don't have any control over how and when repairs etc are dealt with.
