Ready for a second deal, I have come across a private sell in a slightly sub-par area of town (I would guess C to C- neighborhood) close to the older down town/industrial district (I live in Hobbs, NM, an oil and gas town hugging the west Texas border).

I reccomend finding a niche neighborhood you want to be in and work it, drive for dollars leave hand written notes door knock.  

It was not our dream neighborhood, by any stretch, but we were a 15 minute walk from both the blue and the brown line, which was huge.

My wife and I have a couple of our "dream" neighborhoods picked out. 

But before I recommend neighborhoods, I would have to know your all in budget.

Once I placed higher offers and closed on deals, agents were happy to bring more deals to me.I also looked for a PM that fits my requirements and worldview rather than the lowest management fees.

The note world is very small and if they don’t have references they most likely have not done dealsAlso Ask for some samples of THEIR deals.These are just a few, but you want to know more about them personally, background etc. make sure it’s a fit.

I keep hearing about neighborhood ratings on the podcasts and posts: A, B, C, & D.

She's also not a fan of looking at multiple neighborhoods, which I may have to do in order to find a good deal.
