Of course, you would honor that trust by refunding the wholesale fee if the deal fell through.I find this is one of the better methods, because the end buyer gets to choose their own title company and there are fewer moving parts.In ANY of these methods, you want to make sure your paperwork/contracts are excellent.

Long story short, make sure you buy in an area where the neighborhood is improving and continually keep your properties in good condition and you will have much fewer issues than if you ignore them.

I'm in NJ and still able to find 1% deals, but they are far fewer and far between then I used to find 5 years ago.

If maxing out your loan amount is in response to financial gain/return on some solid investments, then great, but if it's just to take advantage of what a bank will give you, that's incredibly dangerous.

I am interpreting this as meaning the bank wants to see that you've collected two months of the rental income from the property being purchased hitting either your accounts or your seller's accounts.If so, just find a new lender, one with fewer anti-investor overlays.
