Is it just an excuse to get in their pocket for a bigger deposit?

I've gotten burned by people making excuses to not to pay. 

The bonus is… You get a guaranteed deposit into your account on the 1st of every month without excuses and stories (most of the rent amount).Also, to qualify for Sec 8, the tenant must be screened to some degree.

The house was is great shape and I comped it at $165k.So the day the house is going to auction, Im feeling lazy and was looking for any excuse not to go.  

If he has to move and suggests he will trash the place, give him a 24-hour notice to enter every two weeks with the excuse you are going to do some repairs...find something simple you can do like caulk around shower enclosure and do it meanwhile conducting a visual inspection to see if he is causing damage. 

Excuse the spelling and grammar errors throughout this post I am in a hurry and frankly I am not that smart, which is the amazing thing about real estate investing a guy like me can build a company like RE360 And i am so bad at spelling that spell check cannot even identify what I am attempting to spell and I write a really really long sentence like this one with no punctuation*

Premiums have definetley shot through the roof with all the hail wind storms, excuse the pun.
