Your role as the wholesaler now would be to find the property that makes sense for you and your friend.You can find off-market deals by driving for dollars (physically or virtually on Maps) or purchasing lists of distressed properties.

My goal was to go Driving For Dollars and get a list of 400 vacant/distressed properties.

I'm NOT supporting actual cars (Elon's dream) driving through tunnels. 

Currently watching a seminar right now and Brandon Turner recommended Deal Machine App and Driving for Dollar APP

There's also "driving for dollars" where you pick good neighborhoods and try to find houses that are distressed, and door knock those.

What's the reason driving this?

I live around the Sacramento region in California however if I’m not mistaken the closest REIAs are down at L.A. which is a good 7 to 8 hr drive...Does any one know by chance if there are any here in Nor Cal?

There is a property for sale that I drive by everyday and I am not sure if it’s worth diving into/if it could be a good deal.  

The property has some opportunity to increase square footage and turn one of the units into a duplex unit and drive the rent a bit higher, but I originally planned to improve the property before refinancing to get some cash out.
