I would also negotiate a discount on the sales price because of it. 

I have a general sense for plumbing, electrical, kitchens, bathrooms, etc. but not when it comes to adding on additional square footage. 

Exit strategy, refi and repay private investor.Acquired via HUD auction. 3/2 ,1700 sq ft, 1/4 acre lot. rehabbed, crawl space with vapor barrier, new flooring, HVAC, bathroom fixtures, paint and doors.

Coincidental update:  I decided to replace the bathroom flooring in one of the properties I used a non-wax ring to re-seat the toilet about 9 months ago.  

Most lender will discount the rental income sometimes accepting 70% or 75% of the net income. 

This lead to a higher discount.

Remodeled the bathroom.

Going to update bathroom and cabinets in the coming years.

You get a slight discount for paying early.
