No deal is dead till I say it is

If you have never had the privaledge of smelling a dead rat inside the wall of a home, consider yourself very lucky!

Kristine Marie Poe   dead on target K regarding west coast ... our market here in PDX is very competitive  its common to make 50 to 75k on a 400 to 500k fix and flip..not much more if the home was open to competition was multiple buyers.

Here in my area I wanted to do due diligence for my property and was heavily educated on what the local rules governed.I actually wanted to have 2 dead trees removed that were hanging over 2 separate neighbors yard and have 1 of the neighbors trees that overhung onto my roof line trimmed back. 

We also took a walk through between the basement door & living room that created useless dead space & made it a walk in pantry.What a difference.

There's nothing like working your butt off to put a deal with short drop dead date only to have someone second-guess you after the pressure is off.Consequently, I look for other ways to work deals too.

If the property isn't flooded, frozen, burning, or housing someone dead, we usually don't need to know about it until business hours the next day.
