@Douglas Snook My thinking on the 93A approach is that the tenant will likely be awarded triple damages.  

In NC, if you are getting a loan, the buyer automatically gets to extend closing 15 extra days past the original closing date if the delay is due to the lender/bank and not caused by the buyer.

I hired a lawyer for the eviction but now they want $1750 to file for the monetary damages.

Some areas might actually see an increase in rental prices cause people need to live somewhere.

I already have their October check, but would not cash it without talking to them, however, I also have their damage deposit with is more than October rent.

Subtract all damages and then add the unpaid rent.

Well, there IS a difference between showing a property to someone and being the procuring cause.  

The tenured brokers in the business do not want to damage their reputation by misrepresenting to another firm on what the commission split would be or what the seller would do.If it is a wholesaler or a fee taker middleman type thing and they have little to no experience that can be a recipe for disaster.

When you buy your regular landlord's policy for your 4-plex it will come with dwelling coverage, which give you protection in case of fire or other property damage, as well as "Premises Liability".
