Thank you @Patrick Reilly and @Jason Cohen I just moved to DC from Chicago and Im looking for a consistent meet up group.  

I'm researching the forum now for the most effective marketing campaigns (NODs, Divorce, Probate, Out of State Owners, bandit signs, ghost/phantom sites, etc) and plan on implementing a number of consistent monthly campaigns immediately.   

Hitting consistent singles and doubles is going to win you the game.

There is a current problem with a couple of large wholesalers consistently overstating ARV's and manipulating the comps to support those numbers.  

Always listen to people speak, don't be so quick to speak, after you have asked what they do for a living, and then they ask you. ( You say) I put together lucrative real estate transactions so that my investment partners can make safe consistent profits. 

@Carrie GiordanoThe most important thing is to make sure your consistent in how you apply different expenses to different properties.

It is an area that doesn't support these comps consistently, but with the right finishes and rehab to the property, can obtain this kind of sales price.

And just be glad they consistently paid the rent for all those years.Oh, and I just stopped by the house: After finally removing all the carpet, padding & tack strips late last night, I drenched the plywood floors with 50/50 vinegar/water with a pump sprayer, and it's smelling MUCH better now.

Cutting corners on maintenance limits your ability to attract good tenants and good tenants are the ONLY way to make consistent money.
