Commercial is more complex and involves a higher degree of understanding and knowledge where residential some agents can fog a mirror and get a license and attempt to sell a residential property.

They don't understand reality and instead try to fool the public with a bunch of complex gibberish.

Easy commercials from residential, IMO would be small apts, a tract of duplexes in a development or similar complexes.

I make my living flipping houses and apartment complexes, and make my future with rentals, both single family and multifamily.

**MISTAKE**Getting close to closing a APT complex and in my budgeting I used the current sellers insurance expense as my actual expense.

The rent was $0 when it was crappy looking.... see above, the complex was owned by a charitable organization.  

I don't think that complex is "in" Palmer Park.

The other stuff is way more complex but they can't even get the basics right.

Unfortunatly if you have to have it towed this ends up being one of those expences we all hate.I see it like prompt evictions if you tow one or two the other tenants will know you mean business and they will not park their valuable junker on your property.Example: I was hired as a resident manager of an apartment complex.
