If you own a property or car free and clear you are able to have your relative write a note and you can get utilize the debt in that case. $50k is a lot to come up with so a car might not do it. 

No liabilities (no car payment, living in dorms, etc.), No assets.

Only upshot is that my cars, bikes, tools, etc are all paid off.  

A security system could give renters peace of mind but I don't think it will do much to prevent a car or garage break-in.
