This made it nearly impossible or very complicated for adult children or other care takers to unwind an unscrupulous transaction that took advantage of seniors with cognitive declines.  

In my market I need housing prices to decline and rents to increase.

The city itself is small with only 5800 people and the population has been on decline since the 90s. 

Neighborhood quality, tenant quality, municipal risk, strength of local economy, growing or declining populations, appreciation rate, rent growth rate, etc. 

Some of the turnkey deals in the Cleveland suburbs look like great holds, I just don't know how I feel about the long term stability of the market and the population decline.  

Again not saying dc is on life support, in fact I think D.C. has some fantastic deals right now, and I’m more bullish on dc than I’ve been in years, I’m saying brrring is on life support because of interest rates, labor costs and flat to declining rents, that may all change in 2-3 years but on a brrrr/flip your time horizon is much shorter, 6 months or so, not to mention again if I can get a property for less money in the deal buying turn key why would I brrrr? 

Interest rates are not going to decline much (if at all) by the time I have a 25% down payment and enough of a safety net on a rental property. 

Rather than politely decline her, you are instead "bxxing" on Biggerpockets. 

Word of caution about FHA loans, I have declined several FHA financed offers on properties we are selling because of the added issues related to their inspections, especially with something that you are looking to add value to.

So, I hear many times, I will live off of the rent from my properties.That seems to be the goal for many.It’s such a variable income with repairs, vacancies, rising cost of insurance and taxes, declining rents, etc.
