We have a finished basement which can be used for lounging/hanging out, storing things but not for sleeping.

The process is fairly straightforward and easily repeatable once you get the hang of it. 

I have been back and forth on a waterfront property I am interested in doing a STR with, my hang up currently is that it is a 3 season property and has no potential to become a 4 season property (septic will not qualify for 4 season).
