You can make offers on 2-3-4 whatever number of houses, but don’t put down deposits on homes you don’t plan to buy. 

., you never know the motivations for purchases in a place like the Smokies.I wouldn't be surprised if some folks were buying them to offset income.

But cold calling..can I just use a few scripts that I’ve downloaded to contact my sellers or do I have to pay for something extra (when it comes to cold calling)?

In other works I will negotiate the deals not listing agent and I will pay the Buyers agent a premium  probably 3 to 6%  I have had very good luck over the years moving harder to sell inventory when i boost the buying agents commish.
