I guess it all depends on how much time your day job requires and what the opportunity cost is if you focus your time and energy on REI.For many high-income earners, that opportunity cost is so great that they truly want passive investments and partner up with experienced sponsors rather than becoming operators themselves.

I got burned once by having to replace the HVAC a year after a purchase which is one of the highest expense repairs outside of a roof, plumbing etc.

I'm trying to build up the energy to start considering switching, but it's taken so long to get things working anywhere near well the thought of starting over is daunting.

You spend  a lot of energy explaining everything to them and they definitely get it. and they are definitely going to do this. 2 weeks later they call you up, knowing you have money and ask you to loan them 300 bucks to make ends meet.

That's not going to change your life so why put energy into it?

I found it to be a slow burn at first, partially because renting a single unit doesn't add much when capital improvements crop up. 

I unfortunately got very burned trying to invest out of state before.
