Many tenants attempt to develop a personal relationship and then manipulate you.

The commercial listing broker representing the developer, institution seller,etc. remembers the (deal that didn't HAPPEN) where legal expenses, time, and effort was wasted on a failed attempt at a sale.

Now, after repeated attempts to contact the borrower by phone, text, or email to get any information, this person has gone radio silent. 

I've considered accountability partners for quite some time and would finally like to dedicate time to a group of like-minded individuals attempting to achieve similar goals.

I did attempt to dispute it but with no luck so far.

I haven't had any not work out after I won them at the bid, so I can't speak to what happens if someone actually attempts to save the home from foreclosure.

Without knowing all the details-maybe you can attempt to negotiate owner financing at a higher percent and a 2-3 year balloon?

@Julie Norris, if you attempt to leverage your non-cashflowing Boulder property for a down elsewhere, I see that as ending badly.

Problem:These properties seem to hit the market with either offers already on them or “under contract.” ( I potentially missed two opportunities that I went to place an offer after 1 day of being listed with ratified contracts).Solution Attempt:- I now have what i believe to be a more knowledgeable agent after moving on from my previous two.- I have canvased the area calling on properties with for rent signs if they had them (approx 12).
