Also when you say "border", do you actually mean border, I lived in Weehawken on a block where all you had to do was cross two streets and you were in Union City, while the proximity is close, the towns are not that similar for a variety of reasons.

Even in the nicer parts of PG county, your going to have to deal with their sub par sheriffs department which is a real pain.

This is the quickest, easiest & least painful way for you to deal with it. 

The value added to this deal is the constant updating and renovation going on all around this block.

Several houses on the same block were purchased, updated/renovated and then sold fairly quickly and at price increases that I was seriously doubtful would yield a showing.
