I’d be particularly interested in people purchasing properties from auction, but really I’m open to anyone that has made a life out of real estate.

My question is should I contact them directly before it goes to Auction?

The house has already gone to auction and sold, but for much, much less than this house will sell to on the MLS.  

And one missed payment on a payment plan puts the owner right back in place for public auction to get the taxes paid ...

Hey guys,I recently came across a property that is up for probate auction this Sunday.

After 30 days you have to file a foreclosure suit that can cost anywhere from $1,500 to $3,000.In Florida, if you hold a lien, and the owner has not redeemed (paid back) the taxes, you can petition to foreclose, but you have to pay off the other lien holders, and the county auctions the deed.

This is our first time participating in online house auction.

While my team and I still bid at auctions and bid on REO's, HUD Homes, Homepath, Homesteps, etc. the vast majority of my deals are coming from off market, direct sources (e.g. direct mail, bandit signs).
