We're hoping to have it done by mid-November.While we were up there, we met an agent who specializes in that neighborhood, and she thinks we should be able to sell it at the top of our anticipated price range; if so, we won't make a fortune, but it will be nice profit after a hard project.Only risk is if winter comes really early, it might be a hard sell in November/December, and there's a chance we'll have to wait to sell until the Spring.

When i was buying a few years ago, i anticipated the appreciation and it happened as I expected.

I have done a few flips in that part of the state and even though I felt like I stole the property, it always took much longer to turn and the profit was always less than anticipated

I anticipate renting it for $1500.  

I don't anticipate having any problems securing a conventional loan.
