I have my first one under contract right now, supposed to close this afternoon.

@Drew Wiardno memberships, no selling just networking, that's my plan, so come eat and network is kinda my thought. so I am hearing weekend, does Sunday afternoon's or evenings work, or would everyone like Sat, I personally dont schedule much on Sundays but that leaves Sundays open and want to get everyone's take here thanks for all the responses.

Good afternoon Randall,I agree with your buddy... 1-bedroom rentals in low-demand areas will get you lower rents and higher turnover. 1-bedroom rentals in A or B areas have higher demands, higher rents, less vacancies and (likely) less-problematic tenants.Although this isn't part of your question, I think multi-family rental property is the way to go.

They publish the list on Tuesday afternoon, so you're very pressed for time to check out the properties and get a title search.  

I went out to the property this afternoon, and I would classify him as extremely motivated (aka he offered me the keys).

Good afternoon Bp family So I've been on BP for a few weeks now , I've listened to the podcast like a mad man and tried to read the BP book whenever i can but the one thing that i keep on hearing is to go to a local REIA meeting.

If you drive by a lower middle class hood in the middle of the afternoon on a weekday and the streets are filled with cars, those are people who are not going to work.
