The only exception I can think of is with VA loans-  they'll allow some of that stuff but they have $0 down loans, so it's likely not even an issue if this was VA

Conventional would be better if you have a bigger down payment, but if you have limited funds you can't beat 3.5% Down, unless you are prior military and can get a VA loan at 0% Down.I've also partnered up with others and have had a good experience investing in Pa, lower cost to start.

In those that allow pets, we require a pet deposit for each approved pet they will be keeping.Here in Virginia you can't charge more than two month's rent as a deposit.
