There is much more talk about BRRR and far less true numbers that show actual results.

The REALLY hard one in my experience is handyman and general contractors, those guys, especially if you want to pay a reasonable price are extremely hard to find, they come and go I've been through so many of them and the adage of "Price, Quality, Speed, pick only 2" really holds true here.

This is also true when all the buyers are offering over asking price, where your numbers don't make sense.

Maybe Im misreading things but if what I think is true happened, you are the reason people hate landlords so much.Legally (and ethically) you have to return the money.

You have to be a self-starter though since there isn't a true physical office to head into on a daily basis - most all of the training and support is online.

It is typical to give 30 days notice, but that is not true everywhere.
