Often times you can find the scratch and dent ones much less than the big box stores.

If it's stained, it isn't that difficult to paint; just use a special foam roller...your hardware store can point you to them.

The other thing that stinks about turnover on Southside is you have to make sure you clean it up nice and do all you can because your competition is always some other fresh rehab that is super new.

The story is always the same: the property is a fresh rehab (looks great in pics!)

With that being said, I give kids good houses to live in, houses that look like the ones they likely grew up in: all walls have fresh paint and no holes, kitchens with cabinet door that are all working and not half hanging off, original wood floors or LVP, etc.

My point is when you're hungry you are motivated enough to get in your car and drive to the store and order.
