Just getting into the real estate investing game with the intention of trying to retire far earlier than 65 or however old it will be by the time I get there (I'm in my early 20's).

. :) I have been a student of real estate since the late 90's.

I also found out the neighborhood was built in the late 40's early 50's, so maybe it is a style or technique from that time?

The other heirs (brother's children) can affirmatively provide you an irrevocable assignment of their interest(s) or decline to accept.

This looks like a very thin deal to me especially with all 1/1's and the need for updating.

I just could not go much over that to make the #'s work.It needed a roof and siding along with all the needed kitchen, bath, floors, and paint.So to the next one.I will continue to search for the good value and not just jump at something that is a loser
