I have also done deals above 80% and lost money, but the initial analysis did not have them at above 80% of course, things went wrong and as such, the % of the ARV was hurt in those cases.

As i mentioned, i told her to move out initially and she has reacted saying she'd be homeless vs taking responsibility and saying she can make other arrangements which was also unexpected for me (i know for a fact she has a partner and family nearby)I think I will maybe give her a day or two to cool down and approach again - then tell the prospective tenant what's going on if i cannot reach an agreement with the current tenant.

If you put down more than 10% than you only have 5 more years of MIP, but if your initial downpayment was less than 10%, the MIP lasts the life of the loan.

if your are incorrect on that number and not certain on any of the initial cost and timelines then I would not do it.I guess what I am trying to say is I do not think you have the capital/access to it, knowledge of the actual numbers, and connections to get the rehab finished to move forward.

The home will be empty for around 3 months while we redo the roof etc so would it make more sense to get vacant home insurance initially and then switch it to another policy that will have at least 2 mil in liabilityThank you (I have no agent yet so if you take the time to reply with info and are licensed a deal is yours)
