Sorry to be so adamant but I have seen a lot of really bad things happen to good people where they lost everything and have their lives turned upside down by not having this added layer of protection.Good luck and congrats on your success with your properties!

If you aren't going to cash flow much I agree with @Bill Brandt, take advantage of the primary residence tax exemption and sell it for all those tax free gains and buy something that will cash flow.If it will still cash flow well after pulling money out, or if you are for some reason adamant about holding the property then get a good tenant in there with strong rental income to show the bank, then get a cash-out refi or HELOC to pull money out.
