Food for thought on this idea: If we were to entertain the seller with seller's assist, which strategies will you suggest using?

Worst case scenario: Tenant didn't pay his utility bill and there are frozen pipes or a fridge full of spoiled food, some carpet is trashed, there are holes in walls and doors, and the place is full of pet hair, odor, and stains.

It is an accounting system specifically catered to landlords and is 100% free outside of some internal services that I've never needed.

They kids have drawn on the new white soft close cabinets with green marker and I counted at lease 8 other places they have been drawling on the walls. the floors have food and crumbs all over the place. empty mountain dew bottles and wrappers are all over the house.
