I think that creative financing is a great option in today's environment, and that already there are tons of opportunities to use this tool, opportunities that are only going to increase in abundance throughout the year as sellers i more markets get comfortable with structuring debt this way.

What it has done is created an environment where the MINIMUM rent increase is 3%.
