I want to startout my real estate investment by constructing a few multi family homes (4plexes or 2plexes, preferably 3bed/2baths) in one of these zips. 

As an out of town owner who needs things to run on autopilot, if I were you I'd spend a little more and buy something of more modern construction in a better part of town.

The problem is that I don't know how exactly to construct a deal where I pay to clear a lien on a property I don't currently own and my fear is that I could get caught helping the seller clear the lien and then they turn around and try to not sell me the property.

The rough number he estimates is:* Construction cost: $350k - $400k* Total sq ft: 5000* Monthly Rent: $8k/monthWhat do you think about these numbers or this idea?

If it's combined, which I suspect to be the case, you're looking at $920k including construction for something appraised at $1m.

Agent #1 works full time as a real estate agent and owns one home, extremely professional and showed me lots of listings on the market.Agent #2  used to be a construction worker and now a teacher working as an agent in the summer months.

We've structured construction loans on deals in Charlottesville where the investor replaces a mobile with a modular in desirable locations near a winery.

He has cancer that has spread to his bones. 

I purchase used Mobile homes 90's and new with good bones put them on land and rent them out.
