I have no idea what that agent charged him, but in this case choosing an agent with a lot less experience in selling this particular home cost him a lot of money, erasing the entirety of his expected profit. 

I choose to self mange this property since it is at a higher rent rate and new construction.Deal finding: Upside opportunity to increase rent over time.

I state my preferences and choose from those who will follow my wishes.

They still make enough cash flow to allow me to hold them if I choose.

Just know there is a high probability that the occupant will not be happy that you picked up the home for a song when they were willing to pay the bank more.

You may run into problems with contractors and the labor not knowing how to install the panels, or charging you more because there are fewer companies for you to choose from.
