I still have not gotten my feet wet into actually acquiring my first property; Been analyzing buy and hold deals in Minot and I may be doing it wrong (being new), but couldn't find anything viable.

(one of them literally had a hold in the roof with wet drywall and insulation falling into the living room.Another property I was looking at had like 25 other offers on.There is some real insanity in the Dallas market, I plan to keep looking, and I think you can find houses in any market, but I don't see how anyone from out of town can easily find cash flowing or easy to rehab properties.I saw an article say that 40% of DFW purchases are investors.

Right now we are just doing some short term secured loans,not large amounts but enough to get our feet wet,wee mainly started because when we first started we got flustered because Thur our education they always made it seam there was a hard money behind every tree!!
