I'm in the ATL/GA market as well and I am also in the beginning stages of learning the craft of wholesaling.

I am open to perhaps collaborating with you so maybe we can prime ourselves out of our paralysis stage.

How long have you had the properties and are you currently in a growth phase where you want to acquire more properties or are you in a stage where you want to focus  on paying them off and having stable income, for example have you already paid 15 years and want them paid off in 15 years because you plan to retire at that stage?  

Contractors, trades, staging, cleaning, landscaping, painters escrow, attorneys,etc. 

I don't mind helping you find/select a tenant when you are in that stage of the process.

The loan won't be approved unless the appraisal checks out, which is good for you.At best at this stage all a lender is going to give you is a pre-approval.

The staging is nice and I like the location.

They are currently in the rehab stage.

I know that if I hold the title/mortgage in my personal name, transferring title alone to an LLC (while continuing to hold mortgage personally) is utterly pointless because it will pierce the corporate veil.
