Congrats - seeing a lot around a big bounce back in Joshua Tree right now, probably overheated up too much in 2020/2021, and then overcorrected in 2022/2023 maybe 1h 2024, now some nice opportunities again!

It's generally a useful tool for an investor who is estate planning and has a step-up in basis event on the horizon and can liquidate out of the REIT easier than out of the traditionally held property. 

You also have to do outreach yourself to find your avatar.

However to date I'm not aware of anyone operating here.

@Jake Hughes A 1031 exchange is a great way to indefinitely defer all of the capital gains taxes, and gain access to that tax to use over time for your own benefit.

We do a great job of bringing consistent deal flow to investors. 

Saying you want to eventually "get out of Section 8" is akin to saying you want to eventually "get out of renting to [insert a traditionally marginalized race/ethnicity/religion]"

Tell them to come up with a solution to keep the dog quiet (eg doggie day care) or find a new place to live.I wouldn't care how long the barking is going on...if it is anything more than a one off, time to deal with it.
