And while costs would vary wildly from utility to utility, I would suspect JUST the utilities costs could be 46K or better.I know as an example 20 years ago when I actually did utility distribution engineering, we used to charge just under 10K for a pad mount transformer.  

I've always liked the renovation/transformational aspect of real estate investing; increasing value through improving upon a product.

I'm in the middle of refinishing my early 90s oak cabinets in my primary residence and am very happy with the transformation.

A house hack is like that beginner run (but BRRR'ing, wholesaling, and out-of-state investing are more like double black diamonds).The fact of the matter is: real estate is often a high-stakes endeavor, and the more advanced strategies (like BRRR'ing, wholesaling, flipping, out of state investing, etc.) can easily bankrupt a beginner when they're executed poorly.Now, having said all that, house hacking is not necessarily easy (if it were, everyone would do it!)...

I have a questions hopefully someone can help me here, I am transforming LLC from partnership to single member, on state level is fine, but I’m intrested on what to do on federal level?

I would love it if anyone would suggest any other books or sources of information that might help in this endeavor.
