Alternatively (and what i'm currently trying) is to rent the units furnished for $850/mo. to internationals and out of state students (which are drawn to Bethel School of Supernatural Ministry) for 9mo. leases and then listing the units on AirBnB.com for the summer months...? 

They might have a great algorithm, but it doesn't take into consideration the elementary school abutting the backyard, the freeway a block away, an overbuilt or underbuilt house, that in some neighborhoods a pool actually is a negative value, a garage converted into a bed & bath, a one car garage in an area of two car garages, etc. etc.

GP schools, coupled with a great location, and low inventory of rentals on the market in HW make it a solid choice.  

This is a very nice area, good school district and around the corner from shopping.

@J Scott   So how do you explain that the market is ONLY willing to pay 50 times the rent for these great homes in great school districts? 

I'm looking to make my first purchase now that I'm working full time after completing school.

Plus the fact that I couldn't find it though web surfing.

I am 16 years old and currently in high school.

I see good school districts as a strong marketing point. 

That being said I have a full time job and have a wife that is looking forward to painting and picking out fixtures and such when the kids go back to school in the next couple weeks.I had a GC give me an estimate on a potential property and the price came out to around $30k that includes roof, entire HVAC, bathroom, kitchen, flooring, drywall and paint.
