I haven't given up on it though.I would suggest stopping in one of the new construction sites and start asking questions.

If things aren't moving, I suggest lowering the price during the 3rd week.

Although I've been studying and researching the biz, I'm brand spanking new to real estate investing.

Title searches are optional on cash purchases, but strongly suggested (in my opinion)Closing can happen typically as fast as the title search is done.

I'm open to all suggestions and guidance. 

@Danielle Clark, because you WILL be "in a position to buy a house" in January, I suggest skipping the wholesaling and/or flipping rigmarole.Go STRAIGHT for a Multi of some sort, and live in one of the Units.

I also won't be driving as far for work so I'll have lower expenses and more time to read, research and study real estate. 

. :)My suggestion is that you wholesale a few deals first, build a cash reserve and then you can get into fix and flip using owner financing or private money.

If this doesn't work, does anyone have any other suggestions?  

Does anyone have any ideas or suggestions on how they found private lenders to help grow their business?
