I would pick an area that is B/C class with a housing inventory that has some value to be added with strong rental demand and ideally low enough crime for you to feel comfortable going there at night.

With the addition of the ADU properties will have strong cap rates. 

They are putting up large Resort Style places with pools, volleyball, BBQ areas, etc, etc.

Besides the strong offer price, think of any other creative ways to make your offer just a little sweeter for the seller.

The Poconos market took another 3 years to bottom out while the rest of the markets were already strongly in rebound mode.

I would strongly suggest if that is the case that you confer with a licensed tax attorney and not rely on the guidance of an IRA custodian. 

Join a couple of limited partnerships or find a strong active investor and bring some of the money to some JVs.  

@Joel Arndt completely wrong is a pretty strong way to put it.

Don’t hire a property manager until you have you nailed down your own management style.

I am new to real estate investing and I am not sure if this stat is a red flag or shows strong rental market.
