Now that I've got someone to screen, the landlord's process is to submit their rental application to a third-party screening service (applicant pays me the $30 fee to pass onto them), and if they're approved, the landlord informally OKs it without signing a lease or accepting rent payments from the new tenants.

But I guarantee you the companies putting their name on the top of buildings in downtown Atlanta or Charlotte are paying a lot for it or getting equal value in lease negotiations.It sounds like your particular sign has some solid value to the business so I would start out asking for something for it in your negotiations and go from there depending on what else they and you want.The only caution I would throw in is to look at how valuable that location is to the bank.

I did make 3/4 sign a new lease for 12 month terms, but the 4th I did not make them sign yet.USAA said they have to be on AT Least a 6month lease.I said that they were previously on 12 month leases but are now month to month.Can u guys comment?
