You aren't going to find quick and DSCR in the same category.The underwriting that is done takes a while.In this case, if you wanted to go quickly - I would suggest a purchase bridge, and then roll into a dscr loan.

I do know that if you signed a contract that the "EMD was non refundable" and they had a process where the ball started rolling (IE a digital imprint of the check is sent to the secretary, who in turn emails it to billing, who follows process 42.....)

But rent rolls might be a different story!!
