Once you find an investor-friendly agent in your market who is willing to show you a ton of properties to find the right first one, the rest will start to come together while you are looking.

The rest of my day can be focused on talking with clients and getting through funding processes.

You can't make the seller pay since your are not paying anything for the property and you can think of it as your "buying cost".Now I would say if you think it is $110k , confirm with a local agent, that is what the rest of your calcs will be based on, if you are off by 10%, there goes your wholesale fee.

If I am currently renting out half of my downstairs in my home and thinking about renting the rest of house approx 1400 sq. feet would I be able to use that money to help finance another house.
