Now, we do live in a small town, touristy area that does lack in nicer/unique short-term rentals. 

I have a Meetup Group that goes over all of what you are asking.To get to the point for you, you need to buy out of state if you want to grow wealth with rentals. 

They claim to have owned four rental properties and a large house which they sold before coming here.

Got my first single-family rental purchased earlier this year and now I’m on to my next property which will be a section 8 partnership purchase with my sister and business partner.

Last year I bought my first single family rental (B- neighborhood) after about 5 years of listening to BP podcasts and it has been doing great.  

So let's say the rental house is valued at 100k and you don't have a mortgage.
