At the same time, my wife & I would sell our  $1.5M house ($1.4M is equity), and use the proceeds to 1) transfer $475K cash to my mother, 2) remodel her house (which my wife and I will live in) for $150K, build an ADU (which my mother will live in) for $200K, and 3) invest the remainder.I believe the gifting of the house to my wife & me won't have any tax implications aside from our remodeling that may result in a reassessment with a property tax increase. 

I have a degree in construction management and hold a contractors license (I will most likely be doing most if not all of remodel work).

I have the 20% required for a down payment but I would be pushing it if something unaccounted for happened during the "remodel".

The fourth unit is vacant and will be remodeled.

Hi I bought a house in Danville Virginia with a tenant with a verbal agreement, he was paying on time but lately he fail to pay, so I called him he said someone got to the mail and got the money order( I don’t believe him) I sent him a late notification and he hasn’t paid yet, before he told me to buy a paint for the kitchen I did, I think he is trying to keep the money like Payment for painting the kitchen, anyway I don’t want him anymore at my house how can I handle that any suggestions, I want to do a remodel the house.

When we purchased the property and did the interior remodel, we applied the permit and on the site plan, we showed the detached garage and detached room. 

I am fairly handy with tools, I can repair a lot of stuff, but I can not handle a full blown remodel by my self.Is anyone willing to please provide some guidance??
