For a while we have been disussing about buying a combined holiday and short term rental property in the Orlando area in Florida, and living across the atlantic we hope to find some resources and help here on BP to help us locate and purchase the right property for us.We actually want this property to become our winter getaway house when we get closer to retirement, so we do have a long term plan for this investment.we would be very interested in connecting with local Florida REI's and other foreigners on BP to learn from their experiences in terms of what we need to look at, especially in terms of special rules/regulations, if any, that would apply to foreign investors.

For that purpose, you need a local attorney well versed in such rules and regulations.

(I'm aware there may be SEC regulations in regards to this, just wondering if someone has done it)Or is there a marketplace where buyers can go online for a strictly wholesaler marketplace of deals?

This requires them to follow securities regulations.

These terms also have or form legal definitions anchored in rules, regulations and laws.

I live in Ohio and I am not trying to break any regulations.

I think the state will flat line for years as people and compaines are moving due to high taxes and regulations.

@Jane GeorgeJane,    While I don't have any knowledge of the regulations in Texas, I can't see how this would be a problem.

I'm no expert by any means but the first thing that jumps out at me is to check any/all regulations in the area regarding historic properties.

Too many people in this business like to play the victim -- FNMA makes it too hard to make money, FHA makes it too hard to make money, the government makes it too hard to make money, local regulation makes it too hard to make money.
