Hey Theresa, I've got a list of PMs and Contractors as well as Lenders who've been a big help for my investors when acquiring properties.

To add to this, a lot of Wholesalers or agents from New Western deal specifically with lower class Real Estate, because like Stuart mentioned it is the lowest barrier to entry and typically easier to convince sellers of that property class to sell under their conditions. 

Property taxes are $6,156 annually ($513 /mo).

My property manager uses AppFolio, which is fine for transaction level detail and a few dashboards.

I am trying to figure out how to find local property managers that would take on the small properties you recommend I try.

I have a property that I did major rehab to that I am in disagreement on pricing it.

@Chris SeveneyI do want to minimize liability considering I intended to have multiple properties under one LLC capped at 10 just because somewhere along the line I was told this is good practice.

Have you invested in any properties before?
