What is the best overall water metering company you have found when it comes to ease of installation, reliability, and the cost of the equipment and monitoring?

The public adjuster will argue with the insurance adjuster and get you the best payout.

They appreciate it and the less I turn a unit the easier it is to run it.

I believe in SLC, they are still requiring the owner to live in the main house (meaning you don't have to be there, but you can't rent it) for you to use the ADU for anything else.

Not enough current income to move the needle, but all the knowledge required to learn and, if you're self-managing, the always-present "the tenant could move/break/have problem any minute of the day" possibility. 

Of course you need to see verifiable income that is adequate for the situation, but the old posts of 4 and 5X rent amount?

There were some carryback rules in the past but not under the current tax regime.
